On-Time Closing Guarantee Terms & Conditions

1. Overview

GotLOI.com offers an On-Time Closing Guarantee for qualified borrowers to ensure a streamlined and reliable funding experience. This document outlines the eligibility requirements, conditions, and limitations of the program.

2. Guarantee Summary

If all conditions are met and the loan does not close by the agreed-upon date due to delays on our part, GotLOI.com will provide a closing cost credit or fee reduction, as outlined in the loan agreement.

3. Eligibility Requirements

To qualify for the On-Time Closing Guarantee, all of the following must apply:

• Borrower has submitted all required documents within 24 hours of request
• No material changes in borrower credit, property condition, or title
• No third-party delays (e.g., appraisals, inspections, title insurance)
• Closing date is set with at least 10 business days’ lead time

4. Covered Delays

The Guarantee applies only to delays caused solely by GotLOI.com or its approved lending partners.

5. Exclusions

The following are not covered under this guarantee:

• Acts of God, natural disasters, or public emergencies
• Borrower non-cooperation or delay in required submissions
• Delays caused by third-party vendors or title/escrow companies

6. Remedy for Missed Closing

If the closing is delayed due to a covered reason, the borrower may be eligible for one of the following:

• A credit up to $500 toward closing costs
• A waiver of applicable lender fees (subject to lender discretion)

7. Claim Process

To file a claim under this Guarantee, the borrower must:

• Submit a written request within 5 business days of missed closing
• Include supporting documentation and confirmation of eligibility
• Allow GotLOI.com a reasonable time to evaluate and respond

8. Changes to Terms

GotLOI.com reserves the right to modify or discontinue the On-Time Closing Guarantee at any time. Such changes will not affect loans already under contract with a scheduled closing date.
